Dozens of homes planned for greenfield site in village

More than 80 homes could be built on ‘greenfield, agricultural land’ if plans to create a housing development near Wrington are approved.
Developer Redcliffe Homes is putting together an outline planning application for 83 homes on Cox’s Green, opposite the Havyatt Industrial Estate.
The site is outside of Wrington’s settlement boundary and the plans came to light after planning agent, GL Hearn, contacted North Somerset Council to ask whether Redcliffe would need to submit an environmental impact assessment (EIA) prior to applying for outline planning permission.
EIAs are usually carried out when a development could potentially have an adverse impact on the environment in which is built and GL Hearn asked for the council’s advice due to the size of the proposed site.
The developer’s application said: “On behalf of Redcliffe Homes, we will shortly be submitting an outline planning application for residential development.
“The site is located outside but adjoining the residential development boundary of Wrington and is greenfield, agricultural land.
“The site comprises two fields and additional, smaller paddocks which form part of Oakdene Farm.”
Although the full details of the application have not yet been revealed, documents uploaded to the council’s planning website show the development will include a provision for open space and landscaping.
Meanwhile, access to the homes will come from Havyatt Road.
The developer has also assured the council it will submit a flood risk assessment, biodiversity statement and a transport assessment as part of its planning application.
The southernmost part of the site is also located within a flood plain. However, according to GL Hearn, no houses will be built within this area.
The application said: “The site will include a significant amount of open space in the southern part of the site.
“The site is not within or located near to any environmentally sensitive areas (and) no dwellings would be located within (the) flood zones.
“It is considered there will be no significant environmental effects arising from the proposal.”
