A once thriving business site in Yatton, which now lies empty, faces being bulldozed to make way for dozens of new homes.

Titan Ladders used to operate out of Mendip Road but its now disused factory site has caught the eyes of developers.

Westbury-on-Trym-based Yatton Developments Ltd last week submitted a planning application to North Somerset Council for 39 homes, which involves knocking down old buildings which are in ‘disrepair’.

It says in the planning documents: “The site is located within a highly-sustainable area, being close to bus stops, shops and local services.

“Frequent bus connections to the local centres and the surrounding area can be found within a short walk.”

Titan Ladders left Yatton in August 2016 and has since relocated its business in Clevedon.

Its former home is named within the latest draft of Yatton’s neighbourhood plan as an area suitable for housing – despite some calls for it to be safeguarded for employment use to provide villagers with more job opportunities.

However, Yatton Developments’ planning statement says the site is not suitable for any business in its current state.

It says: “The site is located in a residential area, accessed through residential streets and isolated from other employment uses, which undermines its value for employment purposes.

“The premises also require considerable investment to bring it up to modern standards.”

The application says there are many positives to the housing plan, including helping North Somerset Council hit house-building targets and providing homes with ‘countryside views’.

It is the second housing development plan for Yatton to be released in as many weeks.

Bloor Homes has planning permission for a second phase off Arnolds Way already, but its detailed application to North Somerset Council submitted at the start of October shows it wants to build 107 houses.

It would also leave room for the council to build a school should it need to, and a care village.

Both the Titan Ladders site plan and Bloor Homes’ latest designs are due to be discussed by Yatton Parish Council’s planning committee tonight (Monday).
